Between Luke Babin of Meteghan in the Township of Clare, County of Digby Province of Nova Scotia Dominion of Canada Merchant and Susan his wife of the one part and John Mallet of the same place Yeoman of the other part. Witnesseth that the said Luke Babin and Susan Babin for and in consideration of the sum of Eight hundred dollars lawful money of Nova Scotia to the said Luke Babin in hand well and truly paid at or before the sealing and delivery of these presents the receipt whereof is hereby acknowledged. Have and each of them hath granted bargained, sold and conveyed and by these presents do and each of them doth grant bargain and convey unto the said John Mallet his heirs and assigns all that certain lot ? or parcel of land situate lying and being at Chettecamp and bounded as follows, Northerly by land of Cesairs Tebedo Southerly by land of Celestine LeBlanc butting to St Mary's Bay and then Eastern Lot containing fifty acres more or less. Together with all houses privileges and advantages whatsoever to the same belonging and all the estate right, title, claim and demand whatsoever at law of him the said Luke Babin and Susan his wife together with all the right and title of Dower of the said Susan Babin of in to and out of the said lot of land and premises hereby conveyed with all and singular the appurtenances thereto belonging unto the said John Mallet his heirs and assigns forever. And the said Luke Babin for himself and his heirs, executors and administrators doth hereby covenant ? and agree to and with the said John Mallet his heirs and assigns that he the said Luke Babin his heirs, executor, administrator shall and will warrant and defend the said Lot piece or parcel of land and premises aforesaid hereby conveyed to the said John Mallet his heirs and assigns from henceforth forever against the lawful claims and demands of all persons claiming by through or under him the said Luke Babin and his heirs or ? of him. Nova Scotia Archives Reel 17720, Book 47, Page 7, Year 1879 Peter Dugat to Luc Babin Recorded February 11th 1879 on the oath of Joseph Babin certified by Bonaventure Robichau JP Charles M C Campbell Registrar Know all men by these presents that I Peter Daga of the Township of Clare in the County of Digby and Province of Nova Scotia Yeoman in consideration of five hundred and sixty dollars to me paid by Luc Babin of the same place yeoman the receipt whereof is hereby acknowledged do hereby give grant, bargain, sell and convey unto the said Luc Babin his heirs and assigns a certain tract or parcel of land situate in Clare aforesaid bounded and described as follows. Northly by land of Cesaire Thibodau. Southly by land of Celestine LeBlanc, butting to St Mary's Bay and to the Back lot containing by ? ? fifty acres more or less with all the privileges and appurtenances thereto belonging. To have and to hold the aforegranted premises to the said Luc Babin his heirs and assigns in for ? forever. And that I the said Peter Dugas for myself my heirs, executors and administrators do ? with the said Luc LeBlanc his heirs and assigns that I am lawfully seized in? of the aforegranted premises and that they are free from all encumbrances and that I have good right to sell and convey the same to the said Luc Babin as aforesaid and that I will my heirs, executors and administrators shall warrant and defend the same to the said Luc Babin his heirs and assigns forever against the lawful claims of all persons. This Indenture made the seventeenth day of January in the year of our Lord one thousand nine hundred and one between Luke Babine of Meteghan in the County of Digby Province of Nova Scotia and Dominion of Canada yeoman, and his wife Susan Babine of the one part, and Timothy Babine of the same place, yeoman, son of said Luke and Susan Babin of the other part. Witnesseth, that the said Luke Babine and Susan Babine for and in consideration of the sum of two dollars of lawful money of Canada to the said Luke Babine and Susan Babine in hand well and truly paid by the said Timothy Babine -at or before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged, have granted, bargained, sold, aliened, enfeoffed, released, remised, conveyed and confirmed and by these presents, doth grant, bargain, sell, alien, enfeoff, release, remise, convey and confirm unto the said Timothy Babine and his heirs and assigns all that certain lot or tract of land situate in Meteghan village bounded and described as follows. Commencing at a stake on the South Easterly side of the post road and running Northeasterly sixty five feet along line of said Post road to a stake, thence turning and running Southeasterly one hundred feet and parallel to line of division between land of Luke Babine and land of Timothy C Robichau thence turning and running Southwesterly sixty five feet (65) to a stake and parallel with the main Post road thence again turning and running North westerly one hundred feet and parallel with said division line to place of beginning and the buildings, hereditaments, easements and appurtenances to the same belonging, and the reversions, remainders, rents, issues and profits thereof, and all the estate, right, title, interest claim and demand of the said Luke Babine and Susan Babine of, in, or to, the same to Have and to Hold the said above granted and described land and premises, with the appurtenances unto, and to the use of the said Timothy Babine and his heirs and assigns forever, and the said Luke Babine and Susan Babine for themselves and their heirs, executors and administrators do hereby covenant with the said Timothy Babine and his heirs and assigns:- that they the said Luke Babine and Susan Babine have a good, sure, perfect and indefeasible estate of inheritance in fee simple in the said land and premises, and have also good right, full power and absolute authority, to grant and convey the same, in manner and form aforesaid, according to the true intent and meaning hereof. And also that the said Timothy Babin and his heirs and assigns shall and may at all times hereafter, peaceable and quietly hold and enjoy the said lands and premises, with the appurtenances, without hindrance or disturbance, of, from or by the said Luke Babine and Susan Babine or any person or persons whomsoever lawfully claiming the same, or any part thereof, and alto that the said Luke Babine and Susan Babine and their heirs the said land and premises unto the said Timothy Babine and his heirs and assigns, against the lawful claims and demands of all persons shall and will by these presents Warrant and forever defend. Between Luke Babine of Meteghan in the County of Digby Province of Nova Scotia Dominion of Canada farmer and his wife Susan Babin of the one part and John C Blackadar and James A Blackadar of Hectanooga County Province and Dominion aforesaid Mill owners of the other part. Witnesseth that the said Luke and Sudan Babin for and in consideration of the sum of Three hundred and thirty dollars of lawful money of Canada to the said Luke and Susan Babine in hand well and truly paid by the said John C. and Jame A Blackadar at or before the sealing and delivery of these Presents the receipt whereof is hereby acknowledged have granted bargained sold aliened enfeoffed released remised consigned and confirmed and by these presents do grant bargain sell alien enfeoff release remise convey and confirm unto the said John C and James A Blackadar their heirs and assigns all their right title interest property claim and demand into that certain lot of land granted from the Government in a deed bearing date the nineteenth day of August AD 1881 and bounded as follows. Beginning at the Southern angle of fifty acres surveyed under the application of U LeBlanc and another in the district of Clare. Thence running South forty degrees East six chains and fifty links thence North forty three degrees East seventy eight chains thence North forty degrees west six chains and fifty links thence South forty three degrees West seventy eight chains to place of beginning. And the buildings hereditaments easement and appurtenances to the same belonging and the reversions remainders rents issues and profits thereof and all the estate right title interest property claim and demand of the said Luke and Susan Babine of in or to the same. To Have and to Hold the said above granted and described land and premises with the appurtenances unto and to the use of the said John C and James A Blackadar their heirs and assigns forever. And the said Luke and Susan Babine for themselves their heirs executors and administrators do hereby covenant with the said John C and James A Blackadar their heirs and assigns that they the said Luke and Susan Babine have a good sure perfect and indefeasible estate of inheritance in fee simple in the said land and premises and have also good right full power and absolute authority to grant and convey the same in manner and form aforesaid according to the true intent and meaning hereof and also that the said John C and James A Blackader and their heirs and assigns shall and may at all times hereafter peaceably and quietly hold and enjoy the said land and premises with the appurtenances without hindrance or disturbance of from or by the said Luke and Susan Babine or any person or whomsoever lawfully claiming the same or any part thereof. This indenture made the fifth day of April in the year of our Lord one thousand nine hundred and four. Between Luke Babine of Meteghan in the county of Digby, Province of Nova Scotia and Dominion of Canada, “farmer”, of the one part, and Albini Babine, his son of the same place, in the County and province aforesaid, of the other part. Witnesseth that the said Luke Babine, in consideration of the Natural Love and affection which he hath and [?] unto the said Albini Babine and as well for and in consideration of the sum of one dollar of lawful money of the dominion of Canada, to the said Luke Babine, in hand well and truly paid by the said Albini Babine at or before the ensealing and delivery of these presents, the receipt whereof is hereby acknowledged hath granted, bargained, sold, aliened, enfeoffed, released, remised, conveyed and confirmed, and by these presents doth grant, bargain, sell, alien, enfeoff, release, remise, convey and confirm unto the said Albini Babine his heirs and assigns all those several tracts, pieces or parcels of land situate, lying and being in the district of Clare and severally bounded and described as follows; viz; First: all that certain piece of land lying at Meteghan in the said district of Clare and known as the Homestead Farm and residence of the said Luke Babine and bounded as follows: On the North West by the St. Mary’s Bay, on the North East from the Shore to the Main Post Road by land of the heirs of the late Isidore Amirault and from said Main Post Road to First Base Line by land of Peter Thibodeau, on the South east by said Base Line and land of the heirs of the late Joseph Comeau, and on the South west by land of Celestin White containing fifty acres, more or less, -The same being double width from said Road to Shore. Save and except however a certain house spot on the North-eastern corner of that p[?] on the lower side of said Main Post Road, beginning at the South-eastern corner bound of land of the said heirs of the late Isidore Amirault, thence North-easterly and along said Amirault Line to the distance of one hundred feet, thence South Westerly and at right angles to the distance of seventy-five feet, thence South-Easterly and parallel to the Amirault Line till it meets said Post Road, thence North-easterly along said Post Road to the place of beginning, said [?] being herein made for the use and benefit of Eve Babine, also save and except the Northern one half part of the dwelling home for the use and benefit, until death or marriage of Annie and Rosanne Babine. Second: all that certain piece of land in the third division extended on the North west by the Francis Comeau Line Road (so called) on the North east by the Robichaud Road (so called) on the southeast by government lands and on the south west by land of the Blackaders and lev., containing one hundred and ninety two acres more or less, The same having two different grants and recorded at Weymouth in grant book No 4, Page 143 Third: All that piece of land in the second division bounded on the North-west by the first Base line, on the North east by land of Iboire[?] Boudreau, on the Southeast by the Second Base Line and on the South-west by land of the heirs of the late Isidore Amirault, containing thirty acres more or less, together with all and singular the buildings, easements, tenements, hereditaments and appurtenances to the same belonging, or in anywise appertaining, with the reversion and reversions, remainder and remainders, rents, issues and profits thereof, and all the estate, right, title, interest, claim, property and demand, both at law and in equity of Luke Babine of, in, to, or out of the same, or any part thereof. To Have and To Hold the said land and premises with the appurtenances, and every part thereof, unto the said Albini Babine his (subject however to herein before mentioned reserves) heirs and assigns to his and their sole use, benefit and behoof forever, and the said Luke Babine for himself his heirs, executors and administrators hereby covenant, promise and agree to, with the said Albini Babine his heirs and assigns, in manner following, that is to say: That it shall be lawful for the said Albini Babine his heirs and assigns, from time to time, and at all times hereafter, peaceably and quietly, to enter unto the said Lands and Premises, and to have, hold, occupy, possess and enjoy the same without the lawful let, suit, hindrance, eviction, denial or disturbance of, from or by the said Luke Babine or any person or persons whomsoever lawfully claiming or to claim the same. And also that the said Luke Babine now has a good, sure, perfect and indefeasible estate of inheritance in fee simple in the said land and premises and good right, full power and lawful authority to sell and convey the same, in manner and form as they are hereby sold and conveyed and mentioned or intended so to be, and the same are free from encumbrances and that he the said Luke Babine his heirs, executors and administrators at the request and at the charges of the said Albini Babine shall and will from time to time, and all times hereafter execute or cause to be executed such further and other acts, conveyances and assurances in the law for the letter assurance to the said Albini Babine his heirs and assigns of the premises above described, in manner as above conveyed or mentioned or intended so to be, as by the said Albini Babine his heirs, the said land and premises, and every part thereof, unto the said Albini Babine his heirs and assigns against the lawful claims of all persons, whomsoever shall and will by these presents warrant and forever defend. This indenture made the twenty ninth day of March in the year of our Lord one thousand nine hundred and five. Between Luke Babine of Meteghan in the county of Digby and province of Nova Scotia, farmer of the one part and Annie Babin his daughter of Meteghan in the county and province aforesaid Dominion of Canada of the other part. Witnesseth that the said Luke Babine for and in consideration of the sum of one hundred dollars of lawful money of Canada to him in hand paid by the said Annie Babine the receipt whereof is hereby acknowledged have granted, bargained, sold and conveyed, and do hereby grant, bargain, sell and convey into the said Annie Babine her heirs and her assigns, a certain tract or parcel of land situate at Meteghan, bounded and described as follows; that is one Half of a part of that piece of land which had been recorded in Liber 66 folio 106 and 107 The 29th of Nov 1892 in favour of the said Luke Babine, beginning at a stake or stone at St Marys Bay, on the north west by land owned by the late Joseph N LeBlanc now the widow and heirs, running a southeasterly course till it strikes the main road of Meteghan, then a south westerly course till it strikes land owned by Timothy C Robichaud, thence in north westerly course till it strikes St Marys Bay, thence a northeasterly course till it strikes the first mentioned bound, that one Half of the piece of land here described between the main road of Meteghan and St. Mary’s bay and shall on the south westerly side to Timothy C Robichaud‘s land, with the buildings thereon and all the privileges and appurtenances thereunto belonging, or in anywise appertaining. Between Luke Babine of Meteghan, in the County of Digby, Province of Nova Scotia and Dominion of Canada “Farmer” of the one part, and Edith Comeau, his daughter and wife of William Comeau, of the same place in the County and Province aforesaid of the other part, Witnesseth, that the said Luke Babine, -in consideration of the natural love and affection which he has and bears unto the said Edith Comeau and as well for and in consideration of the sum of one dollar of lawful money of the Dominion of Canada, to the said Luke Babine in hand well and truly paid by the said Edith Comeau her heirs and assigns, all that certain southwestern undivided one half part of that certain piece of Marsh Land, situate at Cape Cove in said District of Clare, Beginning at a certain dyke or dam on the Southeastern side of the Cape Cove Road and running northwesterly and across said road, till it meets the high Land, and bounded as follows. Between Luke Babine of Meteghan in the county of Digby province of Nova Scotia and Dominion of Canada, farmer of the one part, and Albini Babine in his son, of the same place, and the county and province aforesaid of the other part.
