Registry of Deeds Weymouth Sept 14th 1921, I certify that the within Grant was recorded this day at 4pm in Grant Book No4 Page 195, SM Cormack, Registrar, Province of Nova Scotia, Land Grant - Sixteenth day of August in the twelfth year of our reign and in the year of our Lord One thousand nine hundred and twenty one. To all to whom these Presents shall come, Greeting: Know Ye, that We, of Our Special Grace, certain knowledge, and mere motion, have given and granted, and do by these presents, for us, Our Heirs, and Successors, In Consideration of the sum of Twenty Five Dollars to us paid, give and grant unto Everett Babin of Victoria Bridge, Deep Brook in the county of Annapolis Yeoman a lot of land containing twenty acres, situate, lying and being in the County of Digby and bounded as follows: Beginning at the most Southerly corner of 75 acres granted to Luke Babin in the District of Clare; thence South forty five degrees West by the North West line of lands granted to Wm LeBlanc sixteen chains and fifty links to lands granted Peter Geddry et al; then North thirty eight degrees thirty minutes West by the last mentioned grant twelve chains and twenty five links to lands granted Tellesphore Comeau; thence North forty five degrees East by the said Comeau grant sixteen chains and fifty links to the said Babin grant; thence South thirty eight degrees thirty minutes East by the last mentioned grant twelve chains and twenty five links to the place of beginning. Not including any Public Road - which said Lot is particularly marked and described in the annexed plan; together with all hereditaments and appurtenances whatever thereunto belonging or in any wise appertaining, TO HAVE and TO HOLD the said Lot of Land and all and singular the premises hereby granted with their appurtenances, unto the said Everett Babin, his Heirs and Assigns forever, yielding and paying for the same, to Us, Our Heirs and Successors, one Peppercorn of yearly rent on the 25th day of March in each year, or so soon thereafter as the same shall be lawfully demanded, and We do hereby SAVE and RESERVE to Us, Our Heirs and Successors all and singular the Mines of Gold, Silver, Coal, Iron, Tin, Copper, Lead, and Precious Stones, and all beds and seams of Gold, Silver, Coal, Iron, Tin,Copper, Lead and Precious Stones, together with all other minerals in or under the said Land, excepting limestone, plaster, and building material, with full liberty at all times to search and dig for, and carry away the same, and for that purpose to enter upon the said Land, or any part thereof, and further reserving to Us, Our Heirs and Successors, the right of opening and completing any road or roads through the same that may be found necessary to be made. And further rescind all the rights, interest, claims, privileges, easements, possessions, and other liberties, heretofore granted, leased or licensed, or hereafter to be granted, leased or licensed, or in any other manner conveyed or intended so to be, to any and every person, company or body corporate, their Successors, Executors, Administrators or Assigns, in, to, upon, of, appertaining to, or in respect of all and every Mining area so heretofore granted, leased or licensed, or hereafter to be granted, leased or licensed, for the purpose of enabling such grantees, lesses, or licenses to dig up, search for, win and take all and singular the said minerals above reserved under and by virtue of the Statutes of this Province, made, enacted, consolidated, and now in force touching and relating to the Mines and Minerals thereof; and under and by virtue of all rules and regulations now made, and which shall or may be hereafter made and published in respect of the same, and under and in accordance with the covenants, conditions, agreements, promises and stipulations in the said grants, leases or licenses made, contained, and expressed, and further reserving all rights, privileges and easements heretofore granted by us, or lawfully acquired in, to or upon the said land and premises; and further it is hereby declared that no exclusive right or privilege to take fish in any manner whatever from the lakes, rivers, brooks, or streams, in or upon the lands hereby granted, shall by virtue of these presents pass to the grantee.
